Small lot with a big outcome - turning one character property into 2

Even a small block can give you a great outcome. This property situated on 582m2 land was special – it had 3 street frontages and was LMR2 which meant that a block could be subdivided off and the setbacks would allow a decent size building to be built on the back block

The scope of this reno was to keep in character but to add all the modern touches to suit our lifestyle – it only took 6 weeks but the lift and move took quite a bit more – but we used that time to get the subdivision underway and literally had the services in a few days after it was moved.

Of course the free block of land at the back was the real gem

We needed a street tree removed and had to donate some land to council and re-concrete a path but we ended up with a free block of land within 5km of the city.

So as they say its not the size that counts – it’s what you do with it
