Quick renovation for maximum profit

This was bought from an eccentric buyer and renovated as a AirBNB property and was doing very well until covid hit. After a period as a permanent rental it needed a Reno and we decided to sell while the market was going selling like hot cakes.

The GOOD

Property was close to the beach in a desirable area. It was in need of easy cosmetic fixes. Had a large footprint and a pool plus it was close to home for renovating

THE BAD

The property was tired from kids and pets knocks. The pool paint had disintegrated and the garden was very overgrown

THE GOAL

Spend as little as possible for maximum return

THE RENO

We cleared a lot of the overgrown garden and got the tree loppers in – grassed the front and made the old tank into a cute garden bed.

Painted inside and out – I always say paint is your friend and it definitely was here. The Pool came up a treat after a couple of coats of pool paint.

To give the house a more modern open feel we removed a kitchen but managed to keep most of the kitchen cupboards and just replaced the benchtop

The UGLY tiles in the bathroom were Sprayed the bathroom white ( They had 3 different tiles in there for some reason)

RESULT

$300k Profit in 6 weeks – Spending only 72 k on the reno (including the original Airbnb Reno)

I’d say that is a great return wouldn’t you ?
