Free block of land out the back

What was great:

Lovely large 1000m2 block with a nice solid little home at the front
The house was in good condition just needed a “tidy up” .
Block was flat – that’s good right?!
Good insurance is always important

What wasn’t great?

The block was flat so very little fall and needed to put stormwater in for the block at the back – extra $$
The owner – turned tenant got mixed up in drugs and the house got trashed, he left a heap of rubbish and even a car plus we lost an air-conditioner in that mix up

Quick tidy up of house, Subdivide the back block off and exit left

What happened:

The Quick tidy up took longer and cost more but great insurance and good trades made it a lot less painful. A fast sale for both $$
