Character Renovation plus a Free block of land

This was on the market – yep on www.realestate.com.au My JV partner put a backup contract on it and it paid off – more about the development in the developing tab

What was great about this property:

It was original had great character and the bones were good – not so the stumps but everything else was solid. Hardwood frames with solid VJ walls and gorgeous hoop pine floorboards The high ceilings but unfortunately very few decorative features – which we had to add back. Even the old thunderbox was under the house as a tool shed.

What wasn’t so great about this property:

A HUGE Mango tree had overtaken the yard. Most of the stumps had concrete cancer. But other than that the house was sound

Object:

To modernise the layout add an ensuite and add a 3rd bedroom

What Happened:

We turned the sunroom into two bedrooms – the height behind the ceiling gave us legal height. Added a walk in robe and ensuite for the main bedroom which was relocated to the old dining and opened up the old bedrooms into a modern open plan living, dining, kitchen that flowed out to a covered deck – a much sort after feature in today’s homes.

On the outside we made the Mango tree disappear and fenced and turfed the yard
