This was an on market site with a heap of potential but a few issues to clear first.
What was great?:
The ability to subdivide 450m2 off the back
What wasn’t great?
The block showed flooding and biodiversity overlays. The best option for sewer was through the neighbour and the house driveway would need to be closer than usual.

Subdivide a block that had great potential for a new home and renovate the existing home.
What happened.
We needed to instal a stormwater pipe for the next door neighbour but we also got sewer through the neighbours property. The tree was knocked down to allow for an amazing open side yard. We donated some land to the council and got allowance for the driveway. The flooding didn’t turn out to be flooding and the biodiversity was also not an issue.
The project went well and both house and land were sold and settled in 9 months.
