This subdivision was easy but took its time with flooding rains and Covid but the build has more than made up for it.

We saw an old house on a small 660m2 block of land well located – we seized the opportunity. We knocked down the house (a first for this renovator) and  built a 5 Bed 5 Bath Mini Boarding House / Rooming Accommodation.

Why Rooming Accommodation ??

For me, Rooming Accommodation is my way of providing people the ability to have safe and comfortable accommodation that’s affordable. It is what is needed and people have loved living in these properties.

This is also a great way to solve the housing crisis!

And this property was perfectly situated in a convenient location that was close to trains, buses, and local shops and a short drive to the entertainment centre, shopping centre, and easy access to all major arterial roads and amenities

Why do the tenants like them?

Rooms are self-contained, and have their bathrooms and kitchenettes – They are furnished so you just need to bring your clothes and special pieces. They all have an outside area – a patio or grassed area as well.

They share laundry and have access to a communal kitchen for baking cakes and roasts if they want – It’s nice to know someone is close by but have your own space. (Don’t worry the walls are well insulated so you won’t hear the next room’s TV)

No need for power or water bills and the internet is provided and off-street parking is an option as well

Investment wise – Why a Mini Boarding House?

A great way to have multiple streams of income

And when one tenant leaves (which is rare by the way), it’s only a fifth of the income that’s gone-a lot safer than having to rent out just one property

The income return is over 10% which is a great return!

If you provide well-appointed rooms, positioned in a great location, and look after the property and the tenant by having awesome property management – they will produce a great deal of profit.
